Detail 05 Roof drains and scuppers that have lost their gasket, separated from the membrane, or rusted through are leading causes of interior leaks. Replacement of the drain assembly with a new lead or compatible flange and fresh membrane bond is usually the right fix.
Detail 06 TPO, EPDM, and modified bitumen each carry 20 to 30-year expected service life when installed correctly. Replacement makes sense before that age when the insulation under the membrane is wet (you can hear it squelch underfoot), when seams are failing across most of the field, when ponding has fatigued the membrane beyond repair, or when the manufacturer warranty has expired and a major capital decision is due. Focused repair beats replacement when failures are isolated and the membrane field is sound.
Detail 07 Watch for surface cracking, open laps, tired coatings, ponding stress, failed sealant, or recurring waterproofing weak points around the roof membrane. A focused inspection confirms whether the issue is isolated or part of a larger roof problem.
